ENGINEERING DESIGN PROCESS

The engineering design process is a methodical series of steps (often iterative) that engineers use to meet the project requirements. 

By having an established process to follow, it allows us to focus on the main functions and core principles of our current and future projects and to simplify the engineering process for our clients by being responsive, knowledgeable, collaborative and innovative. The most important part of the design process is the client's engagement in all aspects of the project, in order to ensure that it is completed to the highest quality with close attention to detail, timeline and budget.


​Our design process is divided into six stages which we analyse below. However, because each project is different, these stages might be adjusted according to the project requirements and client's expectations.

STAGE 1

INITIAL CLIENT MEETING


A meeting is arranged with the client and/or the project management team and the architect, to establish the design requirements for all the engineering services of the project. We will work closely with you, listening to your ideas and concerns to understand your desires and goals. The scope of work is defined and the design team of the project is presented. This will form the basis of the project's programme.

STAGE 2

CONCEPT DESIGN


We provide a concept design for the project in the form of simple drawing layouts where the major electrical and/or HVAC systems are shown on the architectural layouts (i.e lighting points, socket outlets, electrical panels, meter room, electrical supplies to third parties). These drawings are presented to the client for discussion and approval.

STAGE 3

DETAILED DESIGN & BUILDING PERMIT


The purpose of the Detailed Design stage is to develop the initial concept design into more detailed building documentation. Using the initial design documents approved by the client, we develop a series of detailed design drawings and design documents which include layout drawings per system, construction details, schematic drawings, calculations and technical specifications. We also work closely with other external consultants assigned by the client. The design documents are presented to the client for review and approval. Upon the client's approval, the detailed design documents will be submitted to the authorities as part of the Building Permit Application.

STAGE 4

TENDER & CONTRACTS


At this stage, we organise the Tender process for the project. The project design documents (drawings, specifications, calculations, terms and bill of quantities) are issued to at least 3 reputable MEP contractors for pricing. The tender documents shall be returned to our office in an enclosed envelope within a week from the distribution date and shall be reviewed in terms of meeting the project's criteria (Quality, Cost, Time). A formal letter of intent will be issued to the selected contractor. Contract documents shall be signed between the client and the contractor based on the agreed tender price. 

STAGE 5

CONSTRUCTION & SITE SUPERVISION


We oversee the entire construction phase, with regular site inspections and processing progress payment claims by the MEP contractors. This stage includes the review and approval of shop drawings, materials and equipment selection before the installation, to match the design documents and project specifications. We provide support to site inquiries and issue instructions to the contractors and also site visit reports.

STAGE 6

COMPLETION & HAND OVER


This is the final stage of the project and includes witnessing the Testing and Commissioning process for all the building's systems. We review and approve the As-Build drawings and O&M manuals prepared by the contractor. A defects list is prepared for outstanding or unsatisfactory work issued to the contractor for immediate action. The final handover of the project follows, after the end of the defects liability period and a certificate of project completion is issued to the client.
